Burst pipe and appliance leak water damage
A burst supply line keeps running at full pressure until someone closes a valve. Shut it off first, then find everywhere the water went, because much of it hides inside walls and floors.
Referral service, not a contractor. A callback request is passed to an independent local restoration company. We do not perform the extraction, drying or repairs ourselves.
Shut it off: fixture valve, then the main
Most fixtures have their own small stop valve: under the sink, behind the toilet, on the cold line above the water heater, behind the washer. If the leak is at one of those fixtures, close that valve and the rest of the house keeps water.
If the break is in a wall, ceiling or crawlspace, or you cannot tell where it is, close the main shutoff where the water line comes into the house. Then open a faucet on the bottom floor to drain the pressure out of the lines. A copy of the first-hour checklist taped near the valve saves hunting for these steps later.
If the main valve is stuck, or the leak is on the street side of the meter, that is the utility's equipment. In Wichita, the City lists (316) 262-6000 for emergency water leaks during business hours. Derby's public works office takes after-hours calls at 316-788-1557. Augusta routes after-hours utility emergencies through (316) 775-4510, press 5, then 0. People in Valley Center and Andover will find their own city contacts on those town pages, and the service areas overview lists every town covered.
Where leak water goes that you cannot see
Drywall acts like a wick. Water standing at the base of a wall climbs into the gypsum, soaks the insulation in the cavity, and gets under baseboards and into the bottom plate. Hardwood and laminate trap water underneath. A leak from an upstairs bathroom can run along joists and come through a ceiling several feet from the source.
That is why the HomeGuide restoration process lists thermal inspection right after extraction: moisture meters and infrared cameras find saturated areas the eye misses. A wall that looks fine on day one can show staining, odor or bubbling paint a week later. HomeGuide's checklist of warning signs for slow leaks includes chipped paint, musty smells and discolored areas.
If the leak ran down into a finished lower level, the basement flooding guide covers what changes below grade. Ask whoever does the drying to map the wet area on the first visit and re-check it until readings are back to normal. Ask for the readings in writing.
Wichita freezes: what February 2021 taught
The National Weather Service office in Wichita called the cold that ran from February 6 to 18, 2021 the most persistent Arctic air mass in the region since the 1980s. Its event summary lists 12 consecutive days below freezing in Wichita, the longest run since 1983, and 9 straight days below 20 degrees. Lows stayed below zero three days in a row. The Wichita flood and freeze guide sets that cold snap beside the city's 2021 water main break.
A stretch like that finds every weak spot: pipes in exterior walls, unheated garages and crawlspaces, and hose bibs left connected. Check again for leaks once the cold breaks: a line that split while frozen may not show water until the ice inside it melts.
Freeze prevention that costs little
- Disconnect garden hoses from outdoor faucets before a freeze, as HomeGuide recommends.
- Know where the main shutoff is, and shut it off if you will be away for a long stretch.
- Put a battery water alarm under the water heater, washer and any sink on an outside wall.
- Turn on usage alerts if your water utility offers them. Park City and El Dorado both run meter portals with alerts, and in Park City a January to March leak also affects the next year's sewer charge.
Washers, water heaters, dishwashers and fridges
Appliance leaks fall into two groups. A washing machine or dishwasher overflow is gray water (Category 2): it has detergent and soil in it, and anything porous it soaks needs cleaning, not just drying. A burst supply hose, a fridge ice-maker line or a failed water heater tank is usually clean water (Category 1), at least at the start.
For a water heater, close the cold supply valve at the top and turn the unit off before anything else. Gas heaters have a control knob; electric ones have a breaker. If the tank has failed, a plumber replaces it; a restoration company handles the wet floor, drywall and anything stored nearby. The water extraction page walks through that first visit.
What the plumbing side may cost
HomeGuide puts burst pipe repair at $150 to $250 per linear foot. HomeAdvisor estimates fixing burst pipes at $1,000 to $4,000, and installing new pipe at $350 to $2,000, depending on access, length and material. Those figures are national and cover the plumbing, not the drying. The cost guide covers the restoration side.
About insurance on leaks
Cost guides note that policies often treat a sudden, accidental leak differently from damage caused by a long-running drip or neglect. Whether your policy pays is a question for your insurer. This line does not handle claims.
Burst pipe questions
Do I call a plumber or a restoration company first?
Shut the water off first, then call both. The plumber fixes the pipe. The restoration company removes water and dries the structure. Neither job waits well, and the drying clock starts the moment the leak begins.
Where is the main water shutoff valve usually?
Look where the water line comes into the house. In homes with basements that is usually on the foundation wall facing the street. In slab homes, check a utility closet, the garage or near the water heater; crawlspace homes often have it just inside the crawlspace access. The box near the street holds the meter and belongs to the utility. Test your valve on a calm day.
Is a broken water pipe my problem or the City's?
It depends on which side of the meter it is on. A break in the street or at the meter is utility equipment; in Wichita, report it at (316) 262-6000 during weekday hours, and call 911 if water threatens people or property. A break inside the house or in your yard line is yours: close the main, call a plumber, then arrange drying.
Can wet drywall be saved?
Sometimes, if it was clean water and drying starts quickly. Drywall soaked for a long time or by gray or black water is usually cut out. HomeGuide's replacement figure is $1.50 to $3.50 per square foot.
The leak stopped days ago and the floor feels dry. Am I fine?
Not necessarily. Water trapped under flooring or inside a wall can stay wet long after the surface dries. A moisture meter reading is the way to know.
